The one flat fee service is ideal for those that want to sell their property themselves and are comfortable with negotiations, contracts and dealing with potential buyers.  The $799 flat fee includes the following:

One hour in-home consultation with an award winning Medallion Club REALTOR® which includes a comparative market analysis (CMA) for your house or condo.   During the consultation visit, specifications of your property such as room sizes and building type–are verified so that they are accurately portrayed on the MLS system.  During this time the listing and selling process is outlined to prepare you for showings and offers.

1. Submitting your listing to the Real Esate board of Greater Vancouver MLS system for up to six months. This ensures maximum exposure, making your listing available on Realtylink and  REALTOR.ca®, and also ensuring that buyers using the automated MLS listing service know about your listing.   The listing can be extended for an additional six months for $75 + Tax.

2. In addition, your listing will be promoted on several high traffic websites including reidrealestate.ca, craigslist and kijiji.  Open house promotion, if desired and held by seller, will be promoted for maximum exposure and buyer turnout.

3. Professional Hadden Properties “For Sale” sign will be installed on your property.  According to a 2011 survey 5.18% of buyers first learned about a property through a real estate sign.

4. 20 photos will be taken and uploaded to MLS.ca. Photos are crucial to your success so make sure that your home is ready for photos by following the instructions on Get Your Property Ready to Show under seller reports at reidrealestate.ca

5. Choice of co-operative REALTORS® commission. The amount you choose to offer to REALTORS showing your property is a strategic decision and it can be revised at any-time at no extra charge. Although the minimum commission is $1; we suggest you offer 1.5% to attract cooperating realtors to show your property.

6. Buyers not working with a REALTOR® will be directed to you. Approximately 10% of buyers are not working with a REALTOR® and most of the inquiries from these buyers will come from REALTOR.ca®. These buyers will be directed to you and this will reduce the chance of paying the co-operative REALTORS® commission.

7. Full Service MLS® option.  At any time you can upgrade to Full Service MLS® Package and receive a $799 credit towards the commission.
